Booking Terms & Conditions
These terms apply to stays at Hogsthorpe Lakes, operated by Hogsthorpe Investments Ltd. They form part of your contract with us and are confirmed in full when you book.

1. Who we are
Hogsthorpe Lakes is operated by Hogsthorpe Investments Ltd, registered in England and Wales under company number 13526541, registered office 123 Priestsic Road, Sutton-in-Ashfield, NG17 4EA. In these terms, we and us mean Hogsthorpe Investments Ltd, and you means the person making the booking.
2. Making a booking
The person making the booking must be at least eighteen years old and is responsible for everyone in the party, and for payment.
A booking is confirmed once we have accepted it in writing and any agreed deposit has been received. Until then, dates are not held.
A deposit of 10% of the total cost is payable at the time of booking. The balance is due two weeks before your arrival date. If the balance is not paid by then, we may treat the booking as cancelled.
Bookings made less than two weeks before arrival are payable in full at the time of booking.
We also ask for a refundable security deposit of £100 against damage. Where possible we hold this as a pre-authorisation on your card rather than taking the money, and release it after you leave once the lodge has been checked. Where a pre-authorisation is not possible, we take the £100 and refund it on the same basis.
3. Prices and what is included
The price of your stay is the one confirmed to you in writing at the time of booking. Gas and electricity are included, as are bedding and towels, and beds are made up before you arrive.
Extras are additional to the price of the lodge. The barrel sauna is £50 a night, booked for the same nights as your stay. Dogs are £15 per dog per night in The Manor, up to two dogs. An earlier arrival or a later departure, where we are able to offer it, is £50 each way.
Current rates for each lodge are shown on our lodges page. Prices are in pounds sterling. Any extras you choose are added to the price of the lodge.
4. Changing or cancelling your booking
If you need to change or cancel a stay, contact us as early as you can and we will do what we reasonably can to help. Any charge depends on how close to your arrival date the change is made.
If you cancel more than eight weeks before your arrival date, we refund what you have paid less an administration fee of £50.
If you cancel within eight weeks of arrival, a cancellation charge applies. The charge depends on how close to your arrival date you cancel and is set out in your booking confirmation. We will always try to re-let the dates, and where we can we will reduce the charge accordingly.
We strongly recommend taking out holiday cancellation insurance.
5. If we have to cancel
We would only cancel a confirmed booking in exceptional circumstances, for example if the lodge were damaged or unsafe. If that happens we will offer you alternative dates or another lodge where we can, and otherwise refund everything you have paid. Our liability in those circumstances is limited to that refund.
6. Your statutory cancellation rights
Holiday accommodation booked for a specific date or period is exempt from the fourteen day right to cancel that normally applies to contracts made at a distance, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Our own cancellation terms in section 4 apply instead. This does not affect your other legal rights.
7. Arrival, departure and access
Check in is from 16:00 on the day of arrival. Please leave the lodge by 10:00 on your final morning so that it can be prepared for the next guests.
An earlier arrival or a later departure may be available on request at £50 for each, where the changeover allows. It cannot be guaranteed and must be agreed with us in advance.
The site is behind an electric gate. We will send your entry code and directions before you arrive. Please keep the code to your own party.
8. Your party
Each lodge sleeps the number of people stated for it and no more. Babies count towards that total. Please tell us at the time of booking exactly who is coming, including any changes afterwards.
Group bookings, and bookings by parties of a similar age travelling together, may be subject to restrictions or refused at our discretion. Ask us first and we will tell you what is possible.
Please keep noise to a minimum after 10pm, so that other guests are not disturbed. Sound carries a long way across open water, further than you would expect.
9. Looking after the lodge
Please treat the lodge, its decking and the grounds with care, and leave them reasonably tidy. Tell us straight away if anything is damaged or not working, as most things are easily put right during your stay.
You are responsible for any damage or loss beyond fair wear and tear caused by your party, and we may charge you the reasonable cost of repair or replacement.
Please leave the lodge reasonably clean and tidy when you go. If it is left in a state that needs cleaning well beyond the normal changeover, we may charge the reasonable cost of putting it right, from £50.
10. Pets
Dogs are welcome in The Manor, arranged in advance, at £15 per dog per night, up to a maximum of two dogs per booking. The Manor is currently our only pet friendly lodge. Dogs must not be left alone in the lodge, must be kept off the beds and furniture, and must be kept on a lead in the grounds. Please clear up after your dog and put the waste in the refuse bin by the main gate.
11. Fishing
The lake is stocked for coarse fishing and is for the use of guests staying in the lodges. Two pegs are provided with each lodge.
A rod licence from the Environment Agency may be required, and holding one where it applies is your responsibility. Fishing rules, peg arrangements and any closed season are confirmed when you book, and we ask that they are followed for the sake of the fish and of other guests.
12. Sauna and hot tubs
A four person barrel sauna can be booked alongside your stay, subject to availability, at £50 a night. The sauna is booked for the same nights as your lodge and is for the exclusive use of your party throughout. Arbourthorne Lodge has a hot tub on its decking; the other lodges do not. The hot tub is drained, cleaned and refilled between bookings.
Our hot tub and barbecue safety rules form part of these terms and must be followed by everyone in your party. Children must not use the hot tub or the sauna unsupervised, and children under four must not enter the hot tub.
13. Barbecues
Each lodge has its own barbecue, and there is a picnic area for guests to use. Barbecues must only be used outdoors and must never be brought inside a lodge or into any enclosed space.
Please keep children and dogs well clear of a lit barbecue, never leave one unattended, and make sure the charcoal is completely out and cold before you dispose of it. Embers and ash go in the steel bins provided, and nothing else. Our barbecue safety guidance forms part of these terms.
14. Smoking and vaping
Smoking and vaping are not permitted inside any of the accommodation. This includes cigarettes, e-cigarettes and cigars. You are welcome to smoke on your own decking, where an ashtray is provided. Please note that the alarms in the lodges detect vapour as well as smoke.
Where there is evidence of smoking or vaping inside a lodge, we will charge a cleaning charge of £100.
15. Refuse
There is a refuse bin on the park, signed, just before the main gate. Please take household waste there rather than leaving it outside the lodge. Barbecue embers and ash go in the steel bins provided, not in the refuse bin.
16. Parking
Parking is on site beside each lodge, with room for at least two cars. Vehicles are left at your own risk.
17. Safety near the water
The lodges sit beside open water. Children must be supervised at all times near the lake, the decking and the jetties. Swimming in the lake is not permitted.
18. Wi-Fi and utilities
Wi-Fi and a smart TV are provided in each lodge for your own use and your own streaming accounts. Connectivity in a rural location can vary and we cannot guarantee an uninterrupted service.
Whether any charge applies to Wi-Fi is being confirmed.
19. Our liability
We do not exclude or limit our liability where it would be unlawful to do so, including liability for death or personal injury caused by our negligence, or for fraud. Subject to that, we are not liable for loss or damage that was not foreseeable, or for your own belongings, which you leave on site at your own risk.
The full liability wording is to be completed professionally.
20. If something goes wrong
Please tell us during your stay rather than afterwards. Most problems can be sorted out quickly while you are here, and it is much harder to put things right once you have gone home.

22. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
